I spend a lot of time talking to homeowners when I am out door knocking neighborhoods.  I have been door knocking homeowners for most of the past 15 years because it’s a great way to find that next home seller or if it’s a tenant that next potential homebuyer and to have an firm grasp on exactly what people are thinking in the hyper local market. By asking the right questions I get to see exactly what Orange County homeowners and tenants think about the current Orange County real estate market.

You will always get a wide range of opinions about the market.  Some will say it’s a total buyer’s market and the next-door neighbor will say no it’s a seller’s market.  One thing they do agree on is that real estate is hyper local. Given the size of Orange County you know that there are always going to be areas that are as hot as our summer temperatures and others that selling your home just takes forever even if it’s priced correctly.  Since real estate is so hyper local you really need to enlist the services of a local area real estate broker, someone who knows and understands your area inside and out.

As an experiment on the current market I just pulled the price change statistics for the past 7 days in Aliso Viejo, Laguna Niguel and Dana Point.   Of the 83 homes that experienced a price change only 2 were price increases while the 81 other listing reduced their price. If you looked purely at the statistics without digging deeper you would surmise that prices are falling.   However, if you dig a bit further you see that while they did lower the price off the original list price the new price is still more than the last sale of a comparable home most of the time so as a whole the reductions were to align the pricing with the recent past sales.
