You will always get a wide range of opinions about the market. Some will say it’s a total buyer’s market and the next-door neighbor will say no it’s a seller’s market. One thing they do agree on is that real estate is hyper local. Given the size of Orange County you know that there are always going to be areas that are as hot as our summer temperatures and others that selling your home just takes forever even if it’s priced correctly. As an experiment on the current market I just pulled the price change statistics for the past 7 days in Aliso Viejo, Laguna Niguel and Dana Point. Of the 83 homes that experienced a price change only 2 were price increases while the 81 other listing reduced their price. If you looked purely at the statistics without digging deeper you would surmise that prices are falling. However, if you dig a bit further you see that while they did lower the price off the original list price the new price is still more than the last sale of a comparable home most of the time so as a whole the reductions were to align the pricing with the recent past sales.
