A day in the life of a short sale real estate agent in South Orange County!   Wednesday starts out with an email from the Title Company stating they need an addendum signed by the sellers, which has nothing to do with them at all, but is in essence an agreement between the buyer and the buyer’s agent before we are allowed to close the transaction.  Well as you know the short sale authorization letters don’t give you forever to close, they come with deadlines and ours was looming!  Time to get escrow and title to compromise, let the begging, pleading and promising to forward the signed addendum as soon as the seller signs tonight begin! I am perfecting the art of begging especially when it comes to closing short sales, since often it is the bank that selects the escrow and title, as in this case, and not the listing agent. In this case escrow and title were in Northern California and they have a whole different way of doing things then we do. Experience teaches agents the art of figuring out how we can solve the problems and get the results we all want and not play the blame game and get everyone all upset and defensive and make it a bigger issue that it is, and there is no greater teacher than experience. This is why realtors need to handle their short sales personally, having someone deal with the transactional paperwork is fine but when it comes to navigating a deal to a successful close you don’t want the junior member on the team trying to figure things out, you want the experienced agent you hired to do what you hired them to do: close your deal. By putting the focus on resolving the problem we were able to get the transaction closed so the sellers and buyers can move forward with their lives and everyone wins!
