When it comes to South Orange County Real Estate no two short sales are ever the same. Just when you think the process has been streamlined and systematized you find out otherwise. I just closed a short sale this week that started mid July. This particular short sale had a first and second mortgage, which always makes things a bit more complicated. One lender uses the Equator system while the other’s system well they really didn’t have one to speak of. I think their process was being made up as we went along.
During the time that the first home was going though the approval process I listed and sold another home with the short sale process starting the beginning of September. Like the first short sale it also had a first and second loan but in this case both were with the same lender, which in the industry has been known as one of the most difficult situations to deal with. This sale is set to close the beginning of next week making it set to close within a week from the one that started almost 2 months before.
So the moral of the story is if you are considering a short sale it’s really important for you to consult with a professional that can assist you in wading through the challenging and every changing and inconsistent short sale process.
