San Clemente Real Estate at a Glance: summer is here and the San Clemente real estate market is heating up! Price and volume climbed last month and we expect the same this month.

South Orange County Real Estate General Economic Conditions:  despite more properties coming on the market the available inventory is still light compared to demand. Many of the newly listed homes are coming on the market at aggressively high prices then being gradually reduced towards fair market value.

Prices continues a gradual climb upwards

Volume  nice uptick as we enter the summer selling season staying above 70 for the next few months hints to a healthy market moving forward

Months of Inventory slight uptick but we need to see how many of the newly listed properties get swept up to get a better idea of the market momentum

What this means for

Buyers – Buyers need to be prepared to negotiate as many homes hitting the market are being priced higher as sellers are seeing what they can get before gradually moving their prices downwards. Prices  odd jump because of unusually high sales price, the upward tend is continuing in general though
