The South Orange County real estate market has definitely heated up over the past few weeks!  It seems like a distant memory when Orange County homes languished on the market and homeowners were willing to do almost anything just to get them sold.  Any repairs, any terms were fair game.  Fast forward to today when inventory is so low that when a new listing comes on the market the phone doesn’t stop ringing and your inbox is stuffed with offers. Of course this is great for the home seller now but how about those looking to buy Orange County real estate?

There is a lot of demand for Orange County real estate right now, and it’s not just your typical buyers anymore.  We have the investors looking throughout South Orange County for places to snatch up and get a great rate of return. Many of those investing in Orange County real estate are paying cash, and as the rental rates continue to go up we can expect more and more people to jump into the investment waters. On top of the heavy amount of investor traffic we have first time homebuyers looking to jump into the market before prices go up and you have renters that are tired of paying their landlords mortgage payments deciding to jump in the mix.  All those different buyers combined with slightly relaxed lending standards has created quite a real estate market.

Last week I listed a beautiful home in Ladera Ranch see the following link for the full property details Ladera Ranch Real Estate 10 Wyeth.  The home was uploaded on to the MLS at 11:30 at night and by 6 a.m. the following morning I had my first email and call from an interested buyer.  This potential buyer has been looking for months for a home in this area of Ladera Ranch and was pleading for me to help her get this home.  That was the beginning of the torrent of calls and emails subsequently received from many agents and buyers because once the video tour went live the flood of inquiries really came pouring in!  As a convenience to the seller, something you can consider when demand is high and inventory low, we are holding this home open, January 20th, 2013 from 12-4 to allow all buyers a chance to see and make an offer on this home and so the seller and their family aren’t constantly disturbed by showings, clear the house for a few hours we will gather all the offers, review, counter, get the best and finals and open escrow. This isn’t something we could of even considered before the market turned this past February and inventory got so tight, but right now it’s an option sellers can elect.
