Orange County Real Estate – ’tis the season that requires patience

We are in the holiday season and just like every year the holiday season requires patience from home sellers as the market just moves a bit slower because buyers’ lives are filled with non real-estate related activities. So if you are on the market be patient and realize that while there may be less buyers mulling around the ones who are looking are seriously looking to buy a home now, otherwise they would be baking cookies and making gift lists.

Active Inventory -another slight decline

Nothing out of the ordinary here, less people put their homes on the market during the holidays which means if you are on the market you are facing less competition than you would during the rest of the year.

Sales Prices – slight rise but still in range

Looking at the chart below you can see for the past year prices have been pretty level and should remain so for the rest of the year.

Months of Inventory – slight drop

Nothing major here, still within range for the market and this figure should stay pretty steady throughout the rest of the year.

Days to Sell – slight rise now matching the highest point from the past 12 months

We have climb back up to the trailing 12 month peak so keep an eye on this figure and if you are a seller prepare yourself to be on the market for this number of days.

Sellers - patience is key for sellers during the holiday season. A benefit to sellers right now if you won’t have a bunch of non buyers tracking through your home, those out looking to buy now are serious about buying now.
