Orange County Real Estate – A slow start to summer

Think of June as the simmer month, school ends, vacations begin and the summer selling season begins with a slow start as the market slowly simmers to a hopeful boil before summer ends.

Active Inventory  -slight drop

Less homes hit the market as more people put off listing to wrap up the end of the school year, graduations, vacation planning and visiting family from out of state. Expect this number to rise next month.

Sales Prices - stayed firm

Prices held their ground through June, this number should move up in July and through the summer.

Months of Inventory - still the same

Still have about as much inventory as we did the past month. This is another number we expect to fall in the coming weeks.

Volume - slight rise

After a few months or rising volume we saw another slight rise in June. This number should climb in the following weeks.

Days to Sell - slight rise

June was another month you could expect it to take 60 some days to sell your home, that number should fall as we progress through the summer.

What all this Means to:

Sellers –  A slow start to summer is not that unusual and can often hint to a very busy mid and late summer as more transactions occur in a shorter period of time.
