Happy New Year! This should be an interesting year for Orange County Real Estate as we see how stable our recent value increases are and get to see how recent changes in the mortgage market affect our real estate market.

Active Inventory  -another holiday season dip

The active inventory took another big dip last month. Seasonal dips are expected but this holiday season had particularly strong ones. Expect to see the Orange County real estate active listings to begin to rise as the year progresses.

Staying in the same range as we wait for a catalyst to begin an upward trajectory.

Volume - nice unexpected increase

We had a nice increase last month despite the holidays being in full swing. Now if we can keep this level through the first quarter we can have a very busy 2014!

Days to Sell - pops up again. 

Hopefully we are in the last month of this upward trend because how long it takes to sell a home is one of the biggest factors impacting home sellers. We expect this to begin to dip down in the coming months as it typically does on a seasonal basis.

What all this Means to:

Sellers –  The overall Orange County Real Estate market is still a neutral market but there is an opportunity right now for sellers to get their homes on the market while inventory is low. The current volume shows their is demand to support more listings and that demand should begin to rise as the year progresses.
