Orange County Real Estate Report February 2015

Orange County Real Estate – the year starts slow, as usually

2015 started a bit slow which is typical here in Orange County real estate. The market is very stable right now making it a great time to be a buyer or seller. Based on the market trends and statistics we expect this year to look very similar to last with slow but stable growth occurring within a strong and stable market.

Active Inventory -jumps up as the new year gets underway

A nice post holiday rise, a trend we hope continues as the year progresses.

Sales Prices - slight drop but stable over the year

The 12 month chart shows prices have remained pretty stable with a slight upward trend over a 12 month period. Stable prices are a great sign of a strong and stable market which we expect to continue through the year.

Volume - big drop

Another expected effect of this time of year. Usually January and February have lower volume then the market begins to take off. We are at the beginning of the busy season because escrows opened now would show up in the charts for March and beyond and if you look at the chart below March is when the statistics start rising.

What all this Means to:

Sellers - A good 2014 has come to an end and the numbers and general behavior of the market suggest 2015 will be an equally strong stable market. Don’t expect wild price swings or multiple buyers throwing offers at you tens of thousands above asking but expect a good strong stable market and the ability to get your home sold in a reasonable amount of time for a good price. If your curious how much your home is worth in this market simply fill out this home valuation request and I will gladly email you your free home value report.

Buyers – Right now is a GREAT time to make your move. There is nothing suggesting prices will be coming down anytime this year so buy now before the market begins to rise while you have time to make a decision and options to consider. If your thinking about buying feel free to contact me and we can go over what’s going on and what your options are.
