Orange County Real Estate – the market remains stable

Active Inventory  -big dip as the holidays hit

There are almost a thousand less Orange County homes for sale right now in than there was a month ago, a big drop as many sellers are holding off listing their homes until after the holiday season. This creates an opportunity for sellers willing to put their homes on the market right now since they will face a lot less competition than they will in a couple months.

Sales Prices - still holding strong

Orange County real estate prices have remained level for the past 7 months and we expect this trend to continue into the new year.

Months of Inventory - staying level

Right now Orange County real estate is in a neutral market, as indicated by the months of inventory.

Volume - big drop off

We had a big drop off in volume last month, which is typical this time of year. You can see from the chart a steady decline in volume month over month since the summer. Last year’s November number is slightly inflated because at that time many institutional investors were buying up residential real estate and the holiday season does not effect these buyers.

Days to Sell - continues to move upwards. 

This is one of the key stats for Orange County real estate sellers – how long does it take to sell a home right now in the current market. While this number is trending upwards (a seasonal related trend) it is still far away from the 12 month high which is good news for those looking to sell now.

What all this Means to:

Sellers –  The Orange County Real Estate market is still a neutral market and despite the holiday season and related impact on our market there is still plenty of opportunities for sellers right now. The biggest advantage for a seller right now is the drop in active inventory making the options for the buyers out there who want to close before the end of the year limited. The listings we have taken in the past couple weeks are getting a good amount of activity so if you can deal with your home being on the market during the holidays now is a good time to go ahead and list it.
