Orange County Real Estate – So This is a Normal Market

Looking back over the past couple decades of Orange County Real Estate there hasn’t been very many “Normal” periods. We had the massive run up during the bubble, the massive collapse when the bubble burst followed by a large run up when people, led by investors jumped with both feet back into Orange County Real Estate. Now we are sitting in what is being described as a normal market with normal price appreciation, normal volume and normal days to sell. This normal market is neutral no favoring buyers or sellers extensively. Now the Orange County Real Estate tradition is normal markets are just waiting periods for a catalyst to drive the market in one direction or the other but we will have to wait to see how that plays out, but for now enjoy the normality.

Active Inventory  -remains the same

The active inventory in Orange County remained right around the last month over month. This number should start to rise as we approach the summer selling season.

Sales Prices - remaining flat

As should be expected in a “normal” market prices remain flat month over month. We expect to see this begin to trend upwards as we enter the summer selling season. This upward trend may be slight though depending on what else happens in the market over the next few months.

Months of Inventory - fell a bit

Trending down nicely as we begin to enter the prime selling season. This number should continue to fall as more activity occurs during the prime move months of late spring and summer.

Volume - nice jump up

Volume rose nicely after a couple pretty flat months. Hopefully this will be the beginning of an upward trend in monthly sales volume that will propel us through a hot prime selling season.

Days to Sell - fell

This number should keep falling as activity increases and hopefully this number get south of 60 in short order.

What all this Means to:

Sellers –  Unlike the violently moving markets of the past sellers now have to be a bit more patient and price their properties at or very close to market to make their next move. Without a catalyst hitting the market you are on pretty smooth seas for now.
