A smooth and success real estate sale requires a team. I am not just talking about the real estate broker’s internal team of marketing, transaction coordinator, escrow, title etc. I mean the sellers and the real estate team must work as a team to achieve the highest price in the shortest amount of time with the least amount of complications.
Recently I meet a new client about marketing their home for sale. We sat down and had a great conversation about their business, their jobs, their family where they are from and I really learned a lot about them and what is important to them. This is the real purpose of a listing presentation, to find out if we can work together or not. As an experienced real estate broker with 15 years of experience and a host of client testimonials I have no reason to doubt my ability to achieve the highest possible sales price in the shortest amount of time so I am not there to sell a potential client on hiring my team, I am there to see if we all can work together to achieve the end result. The reality is that you will not connect with every potential client for whatever reason and that’s okay I am sure there is someone better suited for them to work with and another client better suited to work with me.
So I really connected with these new clients, we had a blast together time flew by and I got the feeling I was gaining not only a new client but new friends as well, the exact type of relationship that got me into this business in the first place. After learning about them and determining that we are a good match I need to find out their “why’. Why are they selling? Where are they going? When do they need to be there, and lastly what can I do to make this the easiest possible transition for them. Once you have all the “real” answer to those questions then you can set up a plan. Nothing will help that plan execute perfectly than working together as a cohesive team.
Once we decided to work together I went over things that needed to be done to make the home show ready, explained the marketing of the home and how it’s crucial to market the home properly to the online home buyer as well; as make it readily available for the buyers to preview. When I came back a couple days later to have pictures and video tour taken they did their job flawlessly and had addressed all the items making the home show ready.
Once the pictures were complete and we talked a little more about their future plans after they sell one of the homeowners said “We make a great team” and it was then that I knew they really grasped that this truly is a team effort if you want to sell a home for the highest possible price in the shortest period of time with the least amount of complications. As long as we are all on the same team working towards their desired goals we will accomplish it!
