Aliso Viejo Real Estate at a Glance:  Activity is picking up  After a few slow months we had a nice jump in activity last month which hopefully will continue to move the market as we enter the prime selling season of the year.

South Orange County Real Estate General Economic Conditions: So the last few points pointed to a normal market then last month we saw a number of small signs that we may be in for a hot summer selling season for Orange County Real Estate.  While the active listing inventory stayed around the same we saw a modest but noticeable jump in prices and volume while days to sell and months of inventory fell slightly. Can this be a hint of summer heat wave (and I am not talking about the temperature heat wave we started May with!) or is it just a slight bounce from the normal market conditions? My guess, based on both the statistics and the feeling I get from clients I am working with is that there is a sizable built up demand that may very well lead to a hot summer selling season.

Sales Prices - another upward tick

Another month of rising prices is great news for Aliso Viejo homeowners. Based on the trend line we should have a fantastic summer selling season in Aliso Viejo.

Months of Inventory - another drop

Another drop last month. What this really means is there is an increasingly greater amount of demand for Aliso Viejo homes than there is a supply to meet that demand. This is a great sign for Aliso Viejo homeowners and a challenge for Aliso Viejo home buyers. Right now statistically we are still in the range of a neutral market but another down tick or two in months of inventory and Aliso Viejo will be a sellers market once again.

Volume - a large jump up

Volume really rocketed up last month another trend pointing to a hot summer selling season here in Aliso Viejo.

Days to Sell - remained flat

The rise in inventory was off set by the rise in volume so the days to sell remains the same. Expect this number to fall especially if all the other trends pointing to a hot summer selling season pay off.
