Aliso Viejo Real Estate Report March 2013

Aliso Viejo Real Estate Report

South Orange County Real Estate

Aliso Viejo Real Estate at a Glance: There continues to be a large demand for Aliso Viejo homes, which continues to drive prices up. The slow down in volume last month is the combined effect of a shorter month and very little active inventory. We just recently seen a nice increase in the available inventory which should translate into more sales while continuing the upward trend in prices.

South Orange County Real Estate General Economic Conditions: The single greatest issue in South Orange County Real Estate right now is low available inventory. Much of the market seems to hinge on equity sellers coming into the market, since the previously feared shadow inventory of distressed properties never materialized. Right now is a great time to be a seller and a trying time to be a buyer.

What this means for

Buyers – Buyers need to be prepared to be in multiple offer situations when they write offers. Cash offers from investors (both individuals and institutions) are creating difficult competition. In representing buyers we are now actively seeking out potential properties that are not yet on the market to give our clients a leg up on the immense competition out there. To make sure you are seeing everything as soon as it hits the market we offer email listing alerts so you see exactly what’s on the market that fits your criteria as soon as it hits the market.

Sellers – Rarely will you find a better time to be a seller. Sellers are getting offers by the dozen in the first few days on being on the market. Buyers are being extremely accommodating and if your considering making a move up the record low rates make this an amazing opportunity. For an accurate idea of what you should expect to get for your home get your free home valuation emailed to you.

What this means for

Buyers – Buyers need to act quick, be prepared to deal with multiple offers, and be patient. We actively seek properties not yet on the market for our buyers to give them a much better chance of getting the home they want. To make sure you are seeing everything as soon as it hits the market we offer email listing alerts so you see exactly what’s on the market that fits your criteria as soon as it hits the market and be prepared to have to see the home and make your offer quickly.

Sellers – This is the single hottest market right now, attached homes in Aliso. For example a home that hit the market on a Friday had 20 offers by Monday most over asking price. The home went into escrow 30 thousand dollars over list price (of course appraisal could be an issue still). If you have thought about selling you could not ask for a better time.
