    Inventory remains low even as demand remains high.

    Still not a lot of homes on the market for this time of year. Prices are solid, but not rising as would be expected to meet the high level of demand largely due to post housing bubble burst policies put in place to limit the rise in prices.

    Is this increase in activity foreshadowing of a busier summer than anyone predicted?

    Things in Orange County Real Estate are starting to heat up as sales volume rose along with active inventory and the average days to sell fell. Look for this trend to continue as we work our way towards summer.

    Sales prices is holding firm within a range, as we expect to occur throughout the year. We are in a stable and steady market so we shouldn’t see any wild swings in the median sales price as long as we remain in this type of market.

    Decent decline over a 12 month high. We expect this number to continue to fall.

    Sellers -Again this is a stable and steady market.     Orange County Real Estate – the year starts slow, as usually

    2015 started a bit slow which is typical here in Orange County real estate. The market is very stable right now making it a great time to be a buyer or seller. Based on the market trends and statistics we expect this year to look very similar to last with slow but stable growth occurring within a strong and stable market.

    A nice post holiday rise, a trend we hope continues as the year progresses.

    This is a normal factor of this time of year, as you can see looking back 12 months on the chart below.

    Volume - big drop

    Another expected effect of this time of year. Usually January and February have lower volume then the market begins to take off. We are at the beginning of the busy season because escrows opened now would show up in the charts for March and beyond and if you look at the chart below March is when the statistics start rising.

    We are at a 12 month high point and expect to see this number begin to fall as the year progresses.
